Once you have seen a home that ticks the right boxes simply contact us (if you found it via housesimple.co.uk) to make an offer. We’ll go through some details with you (if you’re in a chain, information regarding your mortgage etc) and put your offer to the owner straight away. | |

Once your offer is accepted, we’ll need your solicitor’s details so we can contact them confirming the offer and ask them to do their legal thing.
At this point it’s wise to contact your independent mortgage broker and decide on a mortgage deal. They will then start the application process on your behalf. |

A draft contract will be drawn up by the seller’s solicitor. Meanwhile, your solicitor will make some investigations into the title deeds and into the area you are buying in to make sure everything is ok.

Your mortgage company will appoint a surveyor to check the condition of the property and ensure that it’s worth the price you have offered (this is known as a valuation survey.

When your solicitor is satisfied that all the paperwork has been done you should be ready to hand over your deposit and exchange contracts. At the same time as exchanging contracts a date for completion is usually decided.
At completion the balance is paid and the keys are handed over. You can then put your feet up for a few moments of celebration – before the hard work of moving starts!! | |
