Where will my home be advertised?
Over 85% of potential buyers start looking for property via the internet. 90% of these potential buyers look at more than 1 property portal to find a home. That’s why we will advertise your property on all the major property portals including Rightmove, Findaproperty, Primelocation, Globrix, Zoopla, Propertyfinder, Fish4homes and many more. These websites generate around 80 million buyer searches per month.

What’s the first step if I decide to sell my property through Housesimple?
You can either call us on 0845 603 9909 or you can click on ‘ instruct us’, choose your option and we’ll call you back. We will then arrange a convenient date and time to book a home visit.

What will happen at the home visit?
Once you have contacted us and decided which your preferred fee option is, we’ll organise a home visit. During the home visit we’ll take measurements, photos, create a virtual tour* and take details for a general description. We’ll also talk you through the selling process and of course answer any questions you may have. *Whilst we endeavour to offer our 360 degree virtual tours to all areas

How quickly will we be able to come round for a home visit?
We’ll be able to come and see you within 2-4 days.

How soon after the home visit does my property go on the market?
Your property details will be uploaded onto housesimple.co.uk and onto all our affiliated property websites as soon as the home visit has been completed. You should be able to see your property on all these websites within 3 days.

Can I put my property on the market with Housesimple.co.uk if it is already on the market with another agent?
Yes, we do charge a multiple agency fee of £245 upfront plus 0.75% on completion - this is a lot lower than the usual 2.5% fee that most high street agents charge. However, we do recommend that you let us sell your home on a sole agency basis for at least 8-12 weeks to give us a chance to market your property and to maximise your chances of saving thousands on the sale of your home.

Will you value my property for me?
If requested we will provide you with a valuation guide, which is a report stating what your home is worth based on similar property prices in your local area. Of course we will be happy to put your property on the market at a price you decide but it should be a realistic price.

How are viewings arranged?
We have set time slots with all our vendors so we can book viewing times instantly.

What is the next step after the viewing has taken place?
We will contact the person that viewed your property to gather feedback. We will then update your personal statistics site and call you with the viewers feedback.

How long can I market my property with you for?
We will market your property until it is sold or until you ask us to take it off the market.

Is there a minimum contract period?

How are offers dealt with?
We will let you know of all offers by phone and in writing. If the price isn’t right then we’ll do everything we can to negotiate a price you’re happy with.

Why do you offer 3 fee options?
Rather than dictate a fixed fee we want to give our clients as much flexibility as possible. The three fee options represent different levels of financial commitment and it’s up to you which one suits you best.

Why do you charge up front fees?
The upfront fees go towards marketing properties on the internet. It also gives you a choice regarding how much financial commitment you wish to make and gives you access to huge savings on the fees you would otherwise be paying.
